Welcome to our site.  We have chosen not to allow a downloadable application so we may have the opportunity to meet our prospective tenants.  After visiting with you about our complex and viewing the apartment, we will present you with an   application, all we ask is that all persons who will be renting the unit attend the showing.

As a family owned business  we do not  Charge an Application or Credit Fee.

We feel that is our responsibility and assume that expense. Below is a small list of what we feel is important in the application process:

1. We run all applicants through the sex offenders list as we are 50 feet from a school yard.
   

2. Complete back ground check for evictions, criminal records and judgments.
   

3. We contact your current and past landlords if applicable.
   

4. We ask that references be someone other then friends or family as we like to see supervisors or your employer, maybe a pastor or business partner someone in an authoritative position.
   

5. If we find false information on an application, your application will be declined.
   

6. Security deposit is the same amount as the unit's monthly rent.                                                                                                 
   

      On another note we do things a little different  then other landlords for the most part.

1. We supply all curtains in white and we will wash the curtains as necessary. . We do not allow the use of any beach towels or aluminum foil in our windows . 
   

2. We do not allow any blinds of any kind.
   

3. We also do not allow any modifications to our units without written permission .
   

4. We do all repairs upon request in a very timely matter.
   

5. All carpets are professionally cleaned before a new tenant moves in and all tenants that move out are responsible to pay for professional carpet cleaning after their walk thru. Average cost is about $60.00 depending.
   

6. We enforce a very strict NO PET policy.
   

7. Upon move out we supply you with a check off sheet to ensure you will get your security deposit back. We love nothing more then to give full refunds minus carpet cleaning.
   

8. We are very proud of the quality of our tenants and the respect in which they show to us the property and to other tenants thru their actions as good neighbors. You can hear a pin drop after ten o'clock and we enforce that if needed.
